1. How early should I start searching for a home?
Most expats begin 4–8 weeks before moving. Starting too early means listings may no longer be available; starting too late risks rushing. I help you time the search properly.
2. What documents do I need to rent a home in Singapore?
Typically:
Passport
Valid pass (EP, S Pass, DP, LTVP, Student Pass)
Employment contract or proof of income (sometimes required)
3. Can foreigners rent private condos or landed homes?
Yes. Foreigners can freely rent all private residential properties, including condos and landed houses.
4. What is the difference between fully furnished, partially furnished, and unfurnished units?
Fully furnished: furniture + appliances
Partially furnished: appliances + built-ins
Unfurnished: only built-ins, minimal fixtures
5. Are viewings free for tenants?
Yes. Tenants do not pay to view properties.
6. Which neighborhoods are best for expats?
It depends on your lifestyle, commute, and the community you prefer:
Families: Bukit Timah, Holland Village, East Coast, Serangoon, Woodlands

8. Are short-term rentals (Airbnb-style) allowed?
No. Private properties cannot be rented for fewer than 3 months.
9. Are pets allowed in condos?
It depends on both the landlord and the condo management (MCST) rules.
10. Are utilities included?
Usually no. Tenants typically pay for electricity, water, and Wi-Fi unless stated otherwise.
11. Do I need to service the aircon?
Yes. Most leases require quarterly servicing by the tenant.
12. How much is the security deposit?
1 month’s rent per 12 months of lease
13. Do tenants pay agent fees?
Rent ≥ SGD 4,500/month: tenants usually pay no agent fee
Rent < SGD 4,500/month: the tenant may pay, depending on representation and agreement.
14. Who pays the stamp duty?
The tenant. Typical amount: 0.4% of the total payable rent for the length of the lease.
15. How much are monthly utilities?
Approximate ranges:
1-bedroom: $120–$180
2-bedroom: $160–$240
3-bedroom: $200–$350+
16. What is the Letter of Intent (LOI)?
A document indicating the tenant’s intention to rent, including key agreed terms (price, start date, special requests).
17. What is the Tenancy Agreement (TA)?
A legally binding contract outlining all lease terms, signed after LOI acceptance.
18. What is a diplomatic clause?
For 24-month leases:
Allows tenants to exit after 12 months, with 2 months’ notice, if employment ends or they relocate.
19. Can I break my lease early without a diplomatic clause?
Not freely. You may lose your deposit or be required to find a replacement tenant.
20. What if the landlord refuses to return my deposit?
You can escalate unresolved disputes to the Small Claims Tribunal.
21. Can you help with move-in, utilities, and setup?
Yes. I assist with:

22. Do you assist if I’m overseas and can’t attend viewings?
Yes — I can handle remote viewings, video walkthroughs, and on-site checks on your behalf. However, I strongly recommend that you join the viewing in person whenever possible, as it helps you assess the unit’s true condition and overall feel.
